Buying A New Home, Inspection Services
If you’re considering the purchase of a home in the near future it is highly recommended that a proper and professional home inspection takes place.  There are home inspection companies found in Vancouver, Burnaby, Surrey, Coquitlam, Cloverdale, Langley Abbotsford or anywhere else in BC.  It is sad to see how many people complete the process of purchasing a home and do not take the time for a home inspection.  The cost of having a home inspector could literally save you thousands in costs after you have made the purchase.

Just because a home appears to be does not mean it is structurally sound.  A clean and tidy house is not always a home that doesn’t have problems.  A condo should also be given the same attention as a house as it may have problems with the foundation or external amenities.

After you have an accepted offer, you will be given a period of time known as “subject removal” period.  Realtors here in British Columbia almost always recommend writing down a subject to home inspection.  This period of time is anywhere between 7 – 14 days.  During this time if any issues arise with the house that you are not satisfied with, you can terminate the contract.  
A home inspection should be completed by a licensed real estate inspector.  They will examine the home and give you a detailed report showing the flaws both cosmetic and structural.  Many savvy real estate investors will often hire a home inspector and use this report against the seller as a negotiation tool.
Here is a detailed list of what an inspector examines.

•  Additions (such as porches, decks, garages, or carports)
•  Heating and air-conditioning systems
•  Electrical system
•  Plumbing system
•  Grading and drainage of the property
•  Other items specific to the home or area
•  Fireplaces and Chimneys (if applicable)
•  The roof structure, covering, and the attic
•  Walls, ceiling, floors, and windows.

A home inspection should cost between 250 and 350 for an average sized home.  This amount would increase for larger properties as there is more square footage to cover.  Should there be a problem with the plumbing, electrical system or heating utilities the cost of a home inspector is always less expensive than any major home repair.

British Columbia is a beautiful region dotted everywhere with snow covered mountains and beautiful lakes.  BC also houses a large amount of rain and wet weather.  This wet weather has caused some problems in local development projects known as “leaky condo”.  This can happen when water seeps into your home from the outside areas.  The beginning stages of water build up is sometimes unnoticeable to you without the proper equipment.  This water build up will cause mould and is very expensive to repair.
