Types Of Real Estate Listings Available

When you think about selling your home you can have a few different options presented to you from a licensed realtor.
A person that lists their home as a For Sale by Owner may consider using an open listing. This is when a realtor brings a qualified buyer and if the deal completes, the agent receives a commission. An open listing is not exclusive to the agent and doesn’t hold the owner responsible for a commission if the buyer is not represented by that realtor. The disadvantage of using an open listing is that your home will not be placed on the Multiple Listing Service. MLS is a tremendous resource for home buyers as they are almost always aware of homes on the database.
You can also have what’s called “Exclusive agency”. With this type of agency an agent can market your home and if he or she finds a buyer, is paid a commission. However, the seller is also allowed to seek out buyers of their own. This type of agency is not popular due to the lack of motivation from the agent and their company. Spending money on marketing your property can be a risky investment if the seller is approached by a buyer. Unfortunately unethical buyers and sellers collaborate to cut out the agent’s commission even though it was that agent’s marketing that connected the two individuals.
