As A Listing Agent, I Work With Buyers Agents

As a local realtor here in British Columbia I often have listings in the Greater Vancouver and Lower Mainland areas. More often then not I am approached by buyers that are eager to buy the home. They do not have a real estate agent and are surprised when I’m not excited to work for both the seller and buyer. Yes, the commission is better but it isn’t all about the money. Let me explain why.

1. Liability

There is more liability for me if the buyer doesn’t have a buyer’s agent. Some agents will pounce on the unrepresented buyers because they are part time realtors. But by being full time in real estate we pride ourselves on building relationships and educating our clients to the fullest. In a quick sale so much can be missed in the process and important aspects of the home may not be fully understood.

2. Trust

When you are buying a home you should build a relationship with your realtor that is built on more then one day of doing business. This increases the likely hood of the deal working out. For example when a home inspection takes place there are serious issues that need to be addressed and there are also minor issues. This needs to be explained properly. I’ve leaned the buyers often get a large list from home inspectors and feel intimidated. They may feel as if the seller must fix every item on the list or it isn’t a sound investment. These issues need to be explained on a realistic and real time basis. Prices need to be shown on how much certain items will cost and a buyer’s agent knows how to do that.
