Listing Your Home, Show Your Home

If you’ve listed your home on the market, congratulations! When your home is on the market you’re employing several hundred buyers’ agents in your surrounding areas. The listed home must be shown even if it’s inconvenient for your schedule. An agent will likely ask for you to place a lock box on your front door, side of the house or hydro meter. This convenient box will allow for buyers agents to show your property when you’re not home. If you decide not to have a lock box easily accessible, agents will have to make an appointment. This inconvenience often times causes buyers agents to skip your home and show properties that have easy access.

When homebuyers walk through your listing they are imagining themselves in your home. If you stay home when your listing is shown to potential buyers, it hinders this process. Home buyers often feel like they are intruding on your privacy. They feel like they cannot judge your home openly and talk about what they like and do not like about the home. This is not the proper selling atmosphere. You can go for a walk or go shopping and kill some time while the buyers are walking through your house.
Keep it light! And turn all of the indoor and outdoor lights on. Open all of the windows and put lamps where it is dim. Light helps to open up the home and make it more spacious. If your window has a high traffic street visible, slightly adjust the blinds to hide the traffic while still keeping the light.

Sometimes buyers think it’s a good idea to get a cheap can of air freshener and blanket the home with this odour. This doesn’t really work for people who are searching for a home. Instead open up the oven and drop a little vanilla extract. Pre-heat the oven and then turn it off. This is the kind of smell that will sell.
A large dog will scare your buyers! Consider taking the dog for a walk when buyers come though to visit the listing. Because some people are allergic to cats or do not like cats, try and keep your friendly kitty in the closet or den while the home is being shown.

The kitchen is the focal point of most homes that are for sale on today’s market. Make sure it is tidy with zero clutter. This means everything on the counter must go! Put it in a box or put it in a cupboard but do not leave it on your counter. Also empty the garbage under the sink. You want to give the impression that nobody lives in your home. Think of your home like a brand new home built by the developer. Keep it like a show home and you’ll find a buyer.

Keep your entire home tidy. Make your bed and put away dirty laundry. Not everybody lives like this every day but you absolutely must do these things if you expect to get market value for your property.
