Preparing Your Home For Sale
Keep your cost down when fixing up your home for sale.  It’s not necessary to do a major remodelling project in order to get a fair value for your home.  Charging up credit cards and acquiring loans is also not advisable during this period of selling your home.  Charging up credit cards could affect your ability to purchase a home.  So what will you do when your home is sold, but you don’t have enough room on your credit report for a purchase?  Sounds like a step backwards.

Home buyers often inspect light switches by turning them on and off.  They open all closets, doors and cabinets with a handle.  They turn on the water and look for leads in the pipes.  Having a nice shiny toilet and sink helps to make an impression on the home.

If the sinks or fixtures are worn down and too dirty to be properly cleaned, go buy a new or used fixture.  There are new and used fixture stores that can assist with your purchase.   It may sound intimidating but this process is easier than it sounds.  Even if your inexperienced, the job can still get done and look professional if you put in the effort.

One think that turns buyers off, ceiling stains.  They often look at water damage as the worst case scenario and assume rotting has taken place.  Often times it is just wear and tear on a home and can be easily fixed with a quick coat of egg shell paint.   Paint is inexpensive if you buy the store brands at your local hardware store.  If your walls have scuffs, paint them.  It’s easy to do and looks better than if you were to sit there and clean your walls with soapy water.

If your carpet is a horrible orange 1963 used and abused carpet, you might consider new carpets, or if there is hardwood underneath, rip them up and give those floors a polish! If this is not in the budget, just simply hire a carpet cleaner.  Carpet cleaners do not cost much and can make a huge difference in your homes overall appearance and value.  Your goal is to remove the clutter and make your home as positive as possible.  This doesn’t have to cost a lot and you can get started today.  If you would like advice on what you can do, hire a realtor that has a good working knowledge of what it’ll take to sell your home.  If you do not value these small changes you could be vulnerable to low ball buyers in Vancouver, Abbotsford, Surrey, Burnaby, Coquitlam, Chilliwack and Mission, seeking a property with unrealized potential.
