The For Sale Sign
If you’re selling your home the listing agent will always recommend placing a sign in the front yard.  This visible prop can be used to entice buyers that are driving by.  This sign will include the company you have chosen to list with; company logo’s and phone numbers.  Signs in the front yard are a fantastic way to acquire leads.  

When someone sees a phone number and makes a call, a live person should answer.  The call should never ever go to an answering machine.  The phone number should be directed to the real estate office so that a professional greeting is given straight away.  A message is taken and sent via text message over to the listing agent.  This process is a great way to make the buyer feel well taken care of.  Technology is sometimes a disadvantage when dealing with real people.  There is no substitute for human interaction.

The sign placed in the yard should be geared towards finding buyers for your home.  If a sign is placed in the front yard it should be for your benefit.  A sign advertising your agent’s ability to list every other home in the neighbourhood is not what the goal should be.  

Some agents prepare flyers with inside photos of the property.  This is a great way for buyers to remember the listing and anticipate when they can view the inside of the home.  A brochure box attached to the “for sale” sign has been a proven and effective method over the last few years.  There are also radio tuners that allow cars to adjust their radio.  When the car radio is adjusted to the proper frequency, a detailed audio recorded message is delivered explaining all the details of the home.

If you’re considering selling your home, take a drive around your area.  If you have taken notice to one agent’s sign in particular, give them a call!  Interview a minimum of 3 listing agents and review their marketing plan for your home.
