Home Renovations, British Columbia
Home renovation projects are not all the same and do not all cost the same.  If you’re considering renovating your home, it pays to know which projects will give you the best return on investment.  Sometimes the renovations you may consider valuable may in fact not be valuable to the majority of home buyers.  Finding the balance that will appeal to both your needs and the needs of the local home buyers is what your overall goal should be.

Landscaping your yard

First impressions mean everything when a buyer pulls up to the side of your home.  Increasing the curb appeal of your home is one of the most important renovations you could make to improve your property’s value.  It is said that landscaping the front and back yard here in British Columbia could add a 7% return on investment.  Simply adding containers of brightly coloured flowers will make the front and back yard more welcoming to guests.

Kitchens

The kitchen is always the focal point of any home.  In British Columbia a kitchen can give you a 44% return on investment over the average return on investment.  Consider a modern approach by adding stainless steel appliances, fine grained maple, stained or natural heavy oak look and granite counter tops.  Many wholesalers offer these products cheaper then your local hard ware stores.

Painting

In our real estate market, BC often overlooks the use of paint.  Paint is inexpensive comparatively speaking and can add a 29% return on your British Columbia home.  I always recommend using earth tones and neutral colors to accent the walls. Dramatic and bright colors sometimes make potential home buyers feel rushed and out of place.  Using calming colors will help to make your buyers feel at home.

Keep your renovations simple.  If your budget is limited, try not to focus on one part of the home and overlook other aspects of your home renovation.  Not renovating your home could give the impression that you are flexible on your asking price.  Buyer’s agents may assume you are trying to sell a “fixer upper” and give you a low ball offer.
